Who we are

Vía Private Pty Ltd (Vía Private) is an Australian private credit lender operating exclusively through mortgage broker channels. We provide short-to-medium term non-bank lending solutions for property transactions across Australia's East Coast.

Vía Private Pty Ltd is not an authorised deposit-taking institution (ADI). Our lending is funded from private capital.

What we do

We provide first and second mortgage lending against completed Australian real property for commercial and investment purposes, including:

  • Bridging and caveat finance
  • Residual stock lending (on completed projects at practical completion)
  • Low-doc residential lending
  • Commercial property finance (office, retail, industrial, mixed-use, specialised)
  • Second mortgage lending behind a bank or ADI-grade senior lender

We lend against completed property only. We do not provide construction finance, mezzanine, land bank or pre-DA finance, and we do not lend against any "as if complete" or "best use" valuation. All loans are provided for commercial or investment purposes. We do not provide regulated consumer credit under the National Consumer Credit Protection Act 2009 (Cth).

How we work with brokers

We operate exclusively through accredited mortgage brokers. We do not deal directly with borrowers at the enquiry or application stage. Your broker acts as your primary point of contact throughout the process.

Our fees

Fees vary by product, security, and loan structure. The full schedule of indicative rates and establishment fees is published in the Vía Private Broker Guide PDF (available via the Brokers page) and in any indicative terms issued to your broker. The following general parameters apply:

  • Establishment fee: Charged on the loan amount and payable on settlement. Rate varies by product - see the Broker Guide
  • Rollover fee: Payable per rollover period where applicable - see the Broker Guide
  • Interest: Interest only, capitalised or serviced monthly as agreed at the time of offer. Interest rates are not published on this website; they are provided in indicative terms and formal offers
  • Legal and valuation costs: Borrower's responsibility. An indicative range will be included in your offer documents
  • Early repayment: No penalty for early repayment beyond the minimum term

All fees are disclosed in full in the formal Letter of Offer before you are required to commit to the loan.

What to consider before proceeding

Private credit lending typically carries a higher cost than bank lending. Before proceeding, you should consider:

  • whether the cost of the loan is appropriate given your circumstances and exit strategy
  • whether your exit strategy (refinance, sale, or other liquidity event) is realistic within the loan term
  • the consequences if your exit strategy is delayed or does not proceed
  • whether you have obtained independent legal and financial advice in relation to the loan

We encourage all borrowers to seek independent advice before proceeding with any loan.
