Who is Vía Private and what do they lend on?
Vía Private is an Australian non-bank private credit lender (ACN 697 242 934) that provides short-term, property-secured commercial loans of $1,000,000 to $20,000,000 across the East Coast of Australia. It lends in first and second mortgage position against completed residential, commercial, industrial and retail property, exclusively through accredited finance brokers.
What loan sizes does a private lender like Vía Private offer?
First mortgage loans run from $1,000,000 to $20,000,000 and second mortgage loans from $500,000 to $7,500,000 at Vía Private. Larger facilities can be structured case by case for the right deal.
How quickly can a private lender settle a property-secured loan in Australia?
Vía Private targets settlement within 5 to 10 business days of complete documentation for a registered first mortgage loan, with indicative terms issued within 24 business hours of a complete submission. Caveat facilities can settle faster where urgency is extreme.
Can a company or trust borrow against property without full financials?
Yes. Vía Private lends to companies and trusts for business or investment purposes and assesses deals on the security property, the exit strategy, and the overall borrower profile rather than a bank documentation checklist. This lending sits outside the National Credit Act because it is not consumer credit.
What LVR will a private lender go to on a second mortgage in Australia?
Up to 75% combined LVR (first plus second mortgage, including capitalised interest and fees) in metro locations at Vía Private. Regional locations are lower: up to 65% for residential and 60% for commercial security.
Can I get a second mortgage behind my bank without refinancing the first mortgage?
Yes. A second mortgage sits behind the existing bank loan, which stays in place untouched. The bank must consent via a Deed of Priority, a process Vía Private coordinates. The senior lender must be a bank, ADI, or ADI-like lender such as Pepper Money, Resimac or Liberty Financial.
Where does Vía Private lend?
Across Australia's East Coast: Sydney (50km radius), Melbourne (35km), Brisbane (20km), Gold Coast (20km) and Canberra (10km), plus regional cities including Newcastle, Wollongong, Geelong and the Central Coast of NSW, and destinational markets such as Byron Bay, the Southern Highlands, the Mornington Peninsula and Noosa. Other locations are considered case by case.
What security does Vía Private accept?
Completed Australian residential, commercial, industrial and retail property, valued on an as-is basis only. The security package typically includes a registered mortgage, PPSR/GSD, personal guarantees and share security.
What will a private lender not fund?
Vía Private does not fund construction or development, land bank or pre-DA sites, or anything relying on an "as if complete", "best use" or residual development valuation. It also does not take second mortgage positions behind private credit funds, other private lenders, or related-party arrangements.
What is residual stock finance and how does it work?
Residual stock finance refinances the senior facility over completed but unsold units at the end of a development, so the developer can run a proper sales campaign instead of a distressed selldown. Vía Private lends up to 70% of the as-is value of the remaining stock, from $1,000,000 to $20,000,000, once practical completion has been reached.
What are the interest rates for private lending at Vía Private?
Rates and establishment fees are not published online because pricing depends on the security position, LVR, term and the strength of the deal. How long can I borrow for with a private lender?
Vía Private facilities run from 6 to 36 months. Shorter terms on bridging deals are considered case by case. Exits are designed to be clean, with no excessive exit fees.
What exit strategies does a private lender accept?
Sale of the security property or another property, refinance to a bank or long-term facility, or a defined liquidity event. A credible, documented exit must be specified at the time of application; the exit is the first thing assessed.
How do I submit a deal to Vía Private?
Through an accredited finance broker via the Submit a Deal page. A submission needs the scenario summary, property details, loan amount and term, current valuation or sale evidence, existing encumbrances, borrower profile, and the exit strategy. Complete submissions receive indicative terms within 24 business hours.
Is Vía Private a bank?
No. Vía Private Pty Ltd is a credit originator acting on behalf of wholesale funders and is not an authorised deposit-taking institution. It is a non-bank private credit lender, which is why it can move faster and assess deals on their individual merits.
