Borrowing Against a Woollahra Terrace When a Bank Cannot Assess Your Income in Time

How self-employed business owners raise capital against Woollahra terrace security when a bank cannot assess the income in time. Worked example inside.

Most of the Woollahra scenarios we see involve someone who is comfortably solvent but whose income arrives through a company, a practice or a trust, so a bank can eventually work it out but not inside the fortnight the business actually has, and if there's an investment terrace sitting there with equity in it then a short-term second mortgage behind the existing bank loan is usually the faster way through, provided the valuation supports it.

Does self-employed income stop you borrowing here?

Generally not, because short-term property-secured lending is assessed on the security and the exit rather than on serviceability the way a bank tests it, and interest is commonly prepaid or capitalised so there's no monthly cash call while the business gets on with things. A bank decline is usually about the income evidence rather than the deal itself, so what happens after a bank says no is generally that somebody reads the same file against the security instead.

What it does mean is that the exit carries all the weight instead, so if repayment depends on a refinance then somebody eventually runs a servicing test on it and month ten is a bad time to find out how that goes. The borrower needs to be a company, a trust with a corporate trustee, an SMSF or an individual where the loan isn't NCCP-regulated, and the purpose has to be business or investment.

Woollahra terraces value across a wide range

Woollahra is Victorian cottages, terraces, mansions and art deco conversions, and very little of it is standard security, so two terraces in the same row can value hundreds of thousands apart once you account for width, rear access, party walls and whether past additions were ever approved. A heritage listing doesn't frighten a lender, but it widens the valuation range, so hand the valuer the certificate, the consents and the approved plans at the start.

A worked Woollahra example

Say a company owns a three-bedroom Woollahra investment terrace worth about $3.775 million with $1.25 million owing to a bank, and the director needs $1.45 million of working capital on a timetable the bank can't meet.

On the arithmetic the company could have asked for up to $1,581,250, but the reason we'd be careful about the larger figure is that a valuation about 4.6% under expectation would put the same facility outside 75%, and on terrace security that values as unevenly as this does, 4.6% is a very ordinary gap between two valuers looking at the same house.

How long would it take to sell in Woollahra?

Domain publishes a 26 day median for two-bedroom apartments and no figure at all for any house tier, and clearance runs unevenly by size from 42% to 72%. Across Sydney clearance fell to 48% in the June 2026 quarter and a record 29.3% of auctions were withdrawn, so the stronger Woollahra tiers sit well above the city.

None of that matters much if you're refinancing out, but if a sale is the exit then take twelve or eighteen months rather than six.

What actually settles here

No private mortgage settled against a Woollahra property in the 90 days to August 2026, which says something reasonably flattering about the suburb, because most owners here are bankable and most of the time a bank is the right answer.

In the same window thirteen settled across the eastern suburbs, at a median 75% LVR and between $146,910 and $7,148,750, and nationally there were 196, with 82% secured by residential property at a median loan of $765,500 and a split of 115 first mortgages and 81 seconds. Refinance led the purposes on 55, then purchase 42, working capital 39 and business investment 26.

What we will not do

We don't do consumer credit regulated by the National Credit Act, so if the terrace is the home you live in and the money is personal, we're the wrong lender. We don't fund construction or development, so restoring the terrace isn't something we can lend against, and we don't lend on vacant land or pre-DA sites. We also won't lend without a credible exit, and a refinance that wouldn't pass anyone's servicing test isn't one, and we won't lend against a valuation we haven't tested ourselves.
